The common causes are:

- Air filter dirty
- Object blocking the air inlet/outlet of the indoor/outdoor units
- Temperature set too high
- Windows and doors are opened
- Airflow direction is not appropriately set
- Remote controller is not in the cooling mode
- Indoor /Outdoor Parts may be faulty
- Refrigerant (Gas) running low

A normal air conditioner will have water condensate in the indoor fancoil and discharge through a draining pipe to the nearest drain. Air Conditioners leak water for a few reasons. 


-It is possible that the air flow over the indoor evaporator coil is restricted due to either a dirty coil or a dirty air filter. In either case this will cause the evaporator coil to ice up and leak water over the edge of the condensate drain pan. 


-The most common reason for the air conditioner to leak water is that the condensate drain line becomes clogged or choked causing the drain pan to overflow. Especially during the warmer months of the year when the air conditioning unit is working hard there is a lot of moisture being pulled out of the air in the home and as this water drips down the evaporator coil and into the drain pan and there is algae and other debris that form and run through the drain line. Eventually, if not maintained, this algae and debris clogs the line, forcing the water to overflow the pan or trigger a water detection device (float switch) that is connected to the drain that will shut the air conditioner off before it overflows.


-Installation of the fancoil units too high or too low may affect the drainage flow that may cause frequent water leaking issue as well.


-Water leaking after general servicing is normal because water is trapped in the pipe, which is blocked by dirty stubborn particles.

It is normal for water to drip from the Condenser Unit as condensation takes place when warm air surrounds the piping connections.

There are a few causes to air conditioner not cold situation


- The indoor fancoil is dirty resulting in weak dissipation of cool air.

- The outdoor condenser is dirty resulting in overheating of compressor

- There may not be enough refrigerant in the air conditioning system.

- The desired operating temperature is set too high.

- The air conditioner installed is under-sized.

- Remote controller is not in cooling mode

- Airflow direction is not appropriately set

- Air filter dirty

One common reason is that the electrical power is not supply to the air conditioner. Perform an initial check on your electrical panel making sure that the electrical supply to the air conditioner has not trip. Upon confirmation of the availability of electrical supply, a qualified technician should be engaged to have the air conditioner checked.

Servicing your aircon regularly is also beneficial to health. The air conditioner air you breathe in will be cleaner & healthier especially if you have babies or elderly at home. 


- The electrical consumption of the air conditioning equipments will be lower. 

- Minimize Aircon water leaking & repair

- Prolong the air con equipment lifespan.

To achieve airconditioning performance, it is recommended that residential & commercial air conditioner is to be service and check every 2 months, 3 months or every month depending on usage pattern and environmental factors.

Noise is normally generated from


- Vibration noise resulted from dirty indoor fancoil/ outdoor condenser.

- Noisy draft resulted from dirty indoor fancoil.

- Loose mounting of component in the air conditioning system.

- Faulty parts in the air conditioning system.
